$5 per month per property for the platform. That’s it for the subscription. Maintenance jobs are billed separately at the contractor’s quoted rate — always with your approval before work starts.

When a tenant submits a move-in, quarterly, or move-out inspection, Residia walks them through a room-by-room photo checklist. The photos are timestamped, condition-graded, and stored in your dashboard. We compare move-in and move-out documentation side by side so deposit decisions are based on evidence, not memory or disputes.

Yes. Every contractor in the Residia network has been reviewed for licensing, insurance, and work quality before they’re dispatched on a job. We don’t use on-demand marketplaces or unverified platforms. The network is built in advance — not assembled when you submit a request.

We follow up on every completed job. If you’re not satisfied, we will coordinate with the contractor to make it right. Because we manage the relationship with the contractor, you don’t have to chase anyone. One message to us handles it.

Yes. You set your approval threshold — anything above that amount gets flagged to you before work is dispatched. You’ll also receive a notification when every job is completed, with a record of what was done and what it cost. You’re in the loop without being in the middle of it.
